One call for maintenance, trades and small-scale refreshes across Forest Hill's large period and custom homes.
Forest Hill homes are large, layered and often a mix of original and renovated. That is where a handyman runs out of road and a general contractor is too much for the job. Zebrano sits between them: your Home Manager sends the right licensed trade for each job, oversees it and stands behind it, under one contract and one invoice.
Members get an Annual Home Care Plan for the house, from boiler and HVAC service to gutter, roof and irrigation work, with a Five-Year Capital Plan for the bigger projects. Closets, baths, millwork and painting refreshes are managed from scope to the final deficiency list.
A 1930s Georgian house with a slate roof joins Zebrano, and its first Annual Home Review finds a stained upstairs ceiling, a loose run of copper flashing and eavestroughs that went years without cleaning. The Home Manager arranges a safe look at the roof, the flashing and the eavestroughs. The cause is often an ice dam or a failed flashing rather than the spot where the stain shows. A licensed, vetted and insured roofer who works with slate and copper makes the repair, adding an ice-and-water membrane where the flashing is renewed, and the rest of the backlog is scheduled by priority. The Annual Home Care Plan records it, and the Five-Year Capital Plan shows when replacement should be budgeted.
Forest Hill mixes 1920s and 1930s Georgian, Tudor and Colonial Revival houses with large newer custom builds. Expect slate and cedar roofs, leaded and wood windows, stone and brick masonry, mature tree canopies, and complex modern systems in the rebuilt homes.
