What a large or heritage Toronto home needs every spring, summer, fall and winter, and why it matters. Use it as your checklist, or hand it to us and your Home Manager takes care of all of it.

Freeze-thaw cycles, heavy spring rain, humid summers and lake-effect snow all find the weak points in a home. Older and larger homes have more of them: slate and copper roofs, original masonry, cast-iron drains, boilers that have run for decades and gardens built around irrigation and pools. Most big repair bills start as a small seasonal job that came due.
Each checklist below covers what we look at in the homes we manage that season, and why each item matters. Pick a season to start.
Find what winter did: roofs, eavestroughs, sump pumps, masonry, AC start-up and pool opening.
Exterior work and indoor humidity: painting, roof and chimney work, AC care, pests and plumbing.
The most important season: heating service, eavestroughs, outdoor taps, irrigation and pool closing.
Watch and act fast: ice dams, frozen pipes, snow clearing, humidity and indoor projects.
Every item on these lists sounds simple. The real work is knowing which trade to call, getting them there at the right time, checking the job and keeping a record of it for next season. For Zebrano members, a dedicated Home Manager runs every season for you, with licensed and insured trades we've worked with for up to 20 years, and one invoice. No apps, real people on-site looking after your home.
