Furnace, Boiler & HVAC Service for Toronto Luxury Homes

Seasonal furnace, boiler and air-conditioning service, radiant floors and multi-zone systems, planned ahead of the weather and handled by licensed technicians.

The best emergency is the one that never happens

A large house can have a boiler and radiators on one floor, radiant heat in the bathrooms, forced air upstairs, several air-conditioning zones, humidifiers and a backup generator. Each has its own service schedule and its own specialist. Missing one is how a heating failure lands on the coldest night of the year.

Zebrano keeps every system on its schedule. Your Home Manager books licensed technicians before the season starts, records what they find and plans replacements before parts fail.

Systems we look after

  • Furnace service, filters and tune-ups
  • Hot-water boilers, radiators and expansion tanks
  • Radiant floor heating
  • Central and multi-zone air conditioning
  • Humidifiers, air purification and ventilation
  • Ducts and dryer vents
  • Gas fireplaces
  • Water heaters and tankless systems
  • Backup generators
  • Snow-melt systems for driveways and walkways

A yearly plan

Fall: boiler and furnace service, filters, humidifiers, fireplace checks and a generator test. Spring: air-conditioning tune-up and filters. All year: follow-up repairs, zone balancing and any replacement in the Five-Year Capital Plan.

Gas work is done by licensed gas technicians, and every trade we use is licensed, vetted and insured.

High-efficiency boilers, modulating furnaces, zoned controls and smart thermostats that alert your Home Manager to a fault are the usual upgrades for older systems.

When something fails

If the heat goes out, call your Home Manager. They know the system, its history and the technician who services it, and they get the right person there.

What it costs

Service and repair work is billed through Zebrano as it is done, including our management margin. Members buy a minimum of 60 hours of Home Manager time at $121 an hour, with no monthly fees, and unused hours never expire.

A typical call

On the first cold night of the season, the original boiler in a large older house starts losing pressure and the upper-floor radiators stay cool. The owner calls the Home Manager, who already noted the boiler's age at the Annual Home Review and sends the gas technician who knows the system. The technician finds the cause, often a worn expansion tank or a slow leak at an old fitting, and gets the heat back on. Replacement is then planned in the Five-Year Capital Plan, with options such as a high-efficiency boiler and smart thermostats that alert the Home Manager when a zone runs cold.

Common questions

How often should a furnace or boiler be serviced?

Once a year, ideally in late summer or early fall before the heating season. Furnace filters need changing more often, usually every one to three months. Annual service keeps warranties valid, catches worn parts early and checks for carbon monoxide risks.

How long does a furnace or boiler last?

A furnace typically lasts 15 to 20 years. An older cast-iron boiler that is well maintained can last much longer, while modern high-efficiency boilers are closer to 15 to 20 years. Your Five-Year Capital Plan flags systems near the end of their life so replacement is planned, not rushed.

Who can work on gas appliances in Ontario?

Gas furnaces, boilers, water heaters and fireplaces must be installed and serviced by a TSSA-registered contractor using licensed gas technicians. Unlicensed gas work is illegal and unsafe. Every gas trade we use is licensed.

Should I replace my boiler with a furnace?

Usually not in a house built around radiators or radiant floors. Hot-water heat is quiet and comfortable, and switching means adding ductwork. Many owners keep the boiler and add a separate system for air conditioning. A high-efficiency boiler is the usual upgrade.

When should air conditioning be serviced?

In spring, before the first hot spell: the outdoor unit cleaned, refrigerant and electrical parts checked, the condensate drain cleared and filters changed. Booking early avoids the wait during the first heat wave.

How much does Zebrano membership cost?

There are no monthly fees. Members buy a minimum of 60 hours of Home Manager time at $121 an hour, and unused hours never expire. Trade and maintenance work is billed through Zebrano as it is done, on the same invoice, because every home's needs are different.
