Care, repairs and restoration for the Annex's large Victorian homes.
Annex houses were built to last a century, and many are past it. Keeping them sound means specialist masons, roofers and finish carpenters, scheduled in the right order. Your Zebrano Home Manager coordinates them, checks heritage requirements before exterior work, and keeps a Five-Year Capital Plan so the big jobs are planned in advance.
A Victorian house in red brick and sandstone joins Zebrano after years of deferred masonry and roof care under earlier arrangements. The Home Manager's first Annual Home Review finds water marks near a chimney, loose mortar and flashing that has reached the end of its life. The Home Manager brings in trades who work with slate, flashing and brick, and in a heritage conservation district also confirms whether a permit is needed before work starts. The backlog is repaired at the source in order of urgency, using durable modern flashing where it suits the house. The findings are recorded in the Annual Home Care Plan, with any larger masonry or roofing work scheduled in the Five-Year Capital Plan.
The Annex is known for large Richardsonian Romanesque and Victorian houses in red brick and sandstone, with turrets, slate and original woodwork. Parts of the neighbourhood are heritage conservation districts.
