Small renovations and refreshes: closets, baths, millwork, painting, furniture sourcing and light updates, scoped and run by your Home Manager, billed on one invoice.
Not every change to a house calls for a full renovation. A new dressing room closet, a powder room update, a run of millwork or fresh paint before guests arrive falls between a handyman and a general contractor. That is the work we do, backed by 25 years in business. For bathrooms and powder rooms, see our bath and powder room refreshes.
Your Home Manager scopes the job, brings in the right trade, sources what is needed and is on-site to see it through. You approve the scope and cost before anything starts.
Small renovation work is priced per job and billed through Zebrano as it is done, including our management margin. Members buy a minimum of 60 hours of Home Manager time at $121 an hour, with no monthly fees, and unused hours never expire.
Before hosting season, an owner wants the dressing-room closet and the main-floor powder room refreshed in a house last updated years ago. The Home Manager walks both spaces with them and agrees the scope. A carpenter, a painter and a plumber are priced and scheduled, and the owner approves scope and cost before anything starts. Old fixtures, shut-off valves and lighting are swapped for better ones, such as low-flow toilets, quiet fans and LED lighting. The Home Manager walks the finished rooms and closes every deficiency before final billing, and the finishes and colours go into the Home Manual.
Work that changes a room without moving walls or major systems: a closet or dressing room, a bath or powder room update, millwork and built-ins, painting, lighting and hardware, and furniture sourcing. Full kitchens, additions and structural work are general contractor projects, which we do not take on.
Cosmetic work and replacing fixtures in the same place usually does not need a building permit. Adding or modifying plumbing, adding or removing walls, or structural changes generally does. Almost all electrical work must be reported to ESA by a licensed electrical contractor. We confirm what is needed before work starts.
A powder room or closet refresh usually takes one to three weeks of work once materials arrive. Custom millwork and special-order fixtures add lead time, so sourcing starts early. You see the schedule before anything begins.
Usually, yes. We agree working hours, dust, noise and access up front, protect floors and furniture, and keep the work area contained. Some owners plan bigger refreshes for when they are travelling.
Zebrano. We contract the trades, supervise them on-site and stand behind the result. Any deficiencies are fixed before final billing, and the work is recorded in your Home Manual.
There are no monthly fees. Members buy a minimum of 60 hours of Home Manager time at $121 an hour, and unused hours never expire. Trade and maintenance work is billed through Zebrano as it is done, on the same invoice, because every home's needs are different.
In business since 2001. The same Home Manager who looks after your maintenance runs the refresh, so the work suits the house and is recorded in its history.
