Small-scale updates to bathrooms and powder rooms, from fixtures and vanities to tile repair and lighting, scoped and managed by your Home Manager.
Many bathrooms in large Toronto homes are well built and still look tired: a worn vanity top, dated fixtures, cracked grout, poor lighting or a powder room that was last painted a decade ago. Often the room does not need to be torn out. It needs careful updating by the right trades.
That is what a refresh is. It is small-scale, quick to schedule and kept to a clear scope and price. It is not a full gut job, and we do not take on structural changes, layout changes or new additions.
Bathrooms are where small problems hide: a failed caulk line, a loose tile or a slow leak behind a vanity can lead to bigger repairs. A refresh is a chance to find and correct them. If we find water damage, we bring in help through our water damage service.
If your goals go beyond updating what is there, see our small renovations service for closets, millwork and similar projects. If you have in mind moving walls, rebuilding the room or a new layout, that is beyond what we do, and we will say so plainly.
Members buy a minimum of 60 hours of Home Manager time at $121 an hour, with no monthly fees, and unused hours never expire. Trade work and materials are billed through Zebrano as it is done, and you approve the scope and cost before the work starts. Each room is different, so we look before we quote.
A refresh replaces fixtures, the vanity, lighting, some tile, paint and hardware, keeping the layout and plumbing where they are. A full renovation guts the room and moves things around. A refresh is faster, needs fewer trades and often no building permit.
Often one to two weeks of work, depending on the tile and any custom pieces. The longest wait is usually for vanities, stone and special-order fixtures, so we source them before work starts.
Often. If the tile is sound and only the grout is cracked, stained or missing, regrouting and resealing can make a shower or floor look new for far less. Loose or hollow-sounding tiles, or water damage behind them, mean replacement.
For new fixtures connected to the plumbing, a licensed plumber. For any electrical work, including new lights, an exhaust fan or heated floors, a licensed electrical contractor, who files the notification with ESA. We use licensed trades for both.
A quieter, properly vented exhaust fan, low-flow toilets and fixtures, better lighting, heated floors, and new shut-off valves while the vanity is out. The fan matters most: it is the first defence against mould.
There are no monthly fees. Members buy a minimum of 60 hours of Home Manager time at $121 an hour, and unused hours never expire. Trade and maintenance work is billed through Zebrano as it is done, on the same invoice, because every home's needs are different.
The same Home Manager who looks after the rest of your house runs the refresh, so the work suits the home and is recorded in its history.
