Mold Remediation in Toronto

Your Home Manager finds the moisture behind the mold, brings in a certified remediation company and manages testing, removal and rebuild from start to finish.

Mold is a moisture problem first

Mold does not appear on its own. It grows where water has been getting in or staying put: a slow pipe leak, a window that sweats all winter, a poorly vented bathroom, a damp attic or a basement wall that takes on water in spring. Cleaning the surface without finding the source means the problem returns.

Zebrano's certified remediation trades do the removal. Your Home Manager does the part that is usually missed: working out where the moisture is coming from, and making sure it is fixed.

Where we look for the source

  • Plumbing leaks inside walls, under vanities and around tubs
  • Exterior grading, window wells and foundation walls
  • Roof, flashing and eavestrough problems that send water into the structure
  • Attic ventilation and bathroom or kitchen exhaust fans
  • Basements with past flooding, see our water damage and flooding service
  • Humidity from unvented dryers, humidifiers and poorly balanced HVAC

How the work is coordinated

  1. Assess. Your Home Manager inspects the area, reviews the home's history and identifies the likely moisture source.
  2. Test. Where testing is needed, we arrange it through qualified professionals and review the results with you.
  3. Contain and remove. A certified remediation company sets up containment and removes the affected material, so the rest of the house is protected while work is under way.
  4. Fix the cause. The licensed plumber, roofer, mason or HVAC trade corrects the source of moisture.
  5. Rebuild. Drywall, plaster, millwork, flooring and paint are restored to match the house.
  6. Document. Photographs, scopes and invoices are organized for your insurer.

Insurance and records

If the problem is connected to a leak or flood, your policy may be involved. We keep dated photographs and notes at each stage and are a single point of contact for you, your adjuster and the trades. Whether a claim is covered is a decision for your insurer.

Why Toronto homes need a careful approach

Freeze-thaw cycles, older foundations, original plaster and long-lived finishes mean moisture can sit unseen for some time. Large and heritage homes also have attics, crawl spaces and rooms that are rarely opened. A regular Annual Home Review under your preventative maintenance plan is the best way to catch conditions early.

We do not offer health advice. If you have questions about how a condition may affect you or your family, please speak with a medical professional, and we will work with a certified remediation company on the building side.

Better vapour control, bathroom and attic ventilation, and humidity and leak sensors are easy to add to an older house, and they keep mold from coming back.

What it costs

Members buy a minimum of 60 hours of Home Manager time at $121 an hour, with no monthly fees, and unused hours never expire. Remediation, testing, repair and rebuild work is billed through Zebrano as it is done, and you approve the scope before the work starts. Each project is priced to the house, since the size of the affected area and the cause vary widely. Use our Home Maintenance Calculator to plan for the year.

Common questions

When does mould need professional remediation?

Health Canada says a homeowner can usually clean small patches with the right precautions, and recommends a qualified professional for any single patch larger than 3 square metres. Mould that keeps coming back, mould inside walls or ducts, and mould after a flood or sewer backup should also go to a remediation specialist, who contains the area and finds the moisture source.

What causes mould in older Toronto houses?

Moisture. The common sources are basement leaks and damp, poorly vented bathrooms, roof and flashing leaks, condensation on cold walls and windows, and past water damage that was never properly dried. Remediation only lasts if the moisture source is fixed too.

How long does mould remediation take?

Small, contained jobs can take a day or two. Larger jobs that remove drywall or insulation can take a week or more, plus the time to rebuild. Testing after the work confirms the area is clean before finishes go back on. Your Home Manager lines up the rebuild trades so the room is not left open.

Is mould covered by home insurance?

Usually only when it comes from a sudden, covered event like a burst pipe and is dealt with promptly. Mould from long-term leaks, humidity or deferred maintenance is commonly excluded. Check your policy or ask your broker. We keep dated photos and records for your adjuster.

How do I stop mould from coming back?

Keep indoor humidity between 30% and 50%, run bathroom fans during and after showers, keep eavestroughs clear and the ground sloping away from the house, and fix leaks quickly. A dehumidifier helps in a damp basement in summer. Members have these checks built into their Annual Home Care Plan.
